tenant’s responsibilities
Maintaining a rental property involves a few key routine tasks to ensure the home stays in top condition. Inside, tenants are responsible for replacing light bulbs as needed and changing air filters every three months to keep the HVAC system running efficiently. To preserve the home’s value and safety, it is essential to keep all areas clean and free of debris, both indoors and out. Additionally, tenants are expected to upkeep the lawn and landscaping, ensuring the exterior remains tidy and well-managed throughout the lease.
Preventative Maintenance
Plumbing – Simple actions, such as running hot water down your sink drain, can help prevent clogs in the future. Dumping ice into the sink drain with a few squirts of Dawn dish soap and running hot water while operating the garbage disposal can sharpen the blades, clean the sink, and prevent unpleasant odors from coming from the plumbing. This can also break up grease buildup in the pipes. Tools such as drain snakes and drain weasels are great for removing hair from clogged drains. Many times, you can unscrew the drain and pull the hair out with pliers or by hand.
Toilets – Running hot water with some Dawn dish soap can help prevent future clogs as well. Regular cleaning of the toilet ensures proper flushing and drainage.
Bath Fans – Running your bathroom fan can prevent major issues with moisture and mildew buildup. Using the fan while showering or when away from home during the day is a great way to remove excess moisture lingering in the house. This tip can also help prevent odors caused by excess moisture. Dusting your exhaust fan regularly will help keep it running properly.
Lawn Care – Regular mowing and weed eating can spread grass seed throughout your yard and help cover bare spots. Watering your yard, trees, and plants is a surefire way to keep your landscape healthy and green. This also helps prevent attracting unwanted critters.
