How do I apply?

You can apply for a rental property through our website. Simply find the property you’re interested in and click on the “Apply Now” button to start the application process.

Is the deposit refundable?

Yes, your total deposit is refundable, pending any damages or charges noted in your move out inspection.

How do I pay rent? When is rent due?

Log into your online portal to pay your rent. If you are not yet registered, please create an account here! Rent is due on the 1st of each month.

What is the move-in process like?

Once you have paid your security deposit, provided proof of renter’s insurance, confirmed utility transfer in your name, paid first month’s rent and pet fee (if applicable) and it is the lease start date, you may have your keys. Please use this document to do a simple inspection of each room in the home and their condition at the time of move in. Please complete and return within 3 days. This document will remain on your file until move out.

My lease expiration is coming up and I want to move out. What do I do?

Simply provide Legacy Living with a a 30-day notice to vacate through your Resident Portal

I have a maintenance emergency, what do I do?

Please submit a maintenance request through the PropertyMeld Maintenance portal and if needed please call MAX On-Call – 605-453-4353.

What are tenants responsible for during the lease?
Tenants are responsible for replacing air filters, smoke detector batteries and light bulbs as needed. Tenants are also responsible for the upkeep of the lawn and landscaping, as well as keeping the yard free of debris and weeds.
Am I required to have renter's insurnace?

Yes. All tenants will be required to have a renter’s insurance policy. A copy of your policy must be provided to Legacy Living prior to being issued keys.

What is the rental criteria to lease with Legacy Living?

Prospective tenants must have a minimum credit score of 550, income equal or greater than three times the monthly rent and pass our background check, which includes criminal and eviction history. See rental criteria here.

Does Legacy Living allow pets?

Yes, we welcome pets with a one-time, non-refundable pet fee of $400 per pet. Please contact us for specific details regarding service animals or ESAs.

What if I am late on my rent?

If rent is not paid by the due date, late fees may apply as outlined in your lease agreement. We encourage tenants to communicate any payment issues

How do I renew my lease?

Lease renewal options and procedures will be communicated to you before your lease term ends. Generally, you will receive a renewal notice with options to extend your lease.

How do I submit a maintenance request?

Please submit a maintenance request through the PropertyMeld maintenance portal. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give instructions for entry, then click Submit Request.

How are utilities handled?
Residents are responsible for utilities. All utility accounts must be registered in the tenant’s name at the start of the lease, and the utility account numbers should be provided to Legacy Living prior to getting keys.
Who is responsible for lawn maintenance?
Tenants are responsible for the upkeep of the property’s landscaping, which includes mowing, edging, weeding, and watering to prevent grass damage and foundation issues. We do have communities where this is included, please contact Legacy Living for more information.
Can I change the wall paint color?

You must obtain written approval from Legacy Living before making any alterations to the home.
